PROCESS
Initial Meeting
At this initial meeting we will meet to discuss your needs, your time schedule, and desired design elements for your project. I will then photograph the site and existing conditions. I will also provide a formal proposal and send that to you. Upon acceptance of the proposal, I will then return to fully measure the site and existing conditions. I then produce a Schematic Design of your new construction for a Preliminary Review. At this Preliminary Review meeting, I provide Floor Plans and Elevations.
Preliminary Design Review
In this meeting we discuss the floor plan layouts and elevations and make any changes necessary for the final Construction Drawing set. If required, I will also provide a color three dimensional rendering showing perspective, shading, and materials.
Construction Documents
After the Preliminary Design Review I will then proceed with any changes and produce the Construction Drawings which will be used for Permit application and Construction. Included in these drawings are; Demolition Plans, Floor Plans, Reflected Ceiling Plans, Foundation Plans, necessary Building Sections, Construction Details, Elevations, Interior Elevations if required, Framing Plans, and a Roof Plan. Materials, critical direction, and key notes will be called out on the drawings along with further dimensioning. With larger homes, the Architectural drawing set may need to be sent to a Structural Engineer to provide structural engineering input and sign off.
In some cases where existing septic systems need to be moved or enlarged, the owner will engage a Civil Engineer to create an engineered site plan that must be submitted with the Architectural Drawing set, for a building permit.
Bidding
If the home owner desires, I can assist in evaluating the General Contractors' bids, the selection of a builder, and provide the drawings and information to the selected contractors. Things to consider when evaluating potential bidders are your time table, your budget, contingency, GC reputation, quality & reliability of the GC’s sub-contractors, and even the project closeout process.
Construction Supervision / Owner’s Representation
If the home owner desires, I will conduct Construction Administration for the home owner at important stages of the construction. This will consist of on-site meetings to discuss schedule, make adjustments if necessary, resolve any construction issues, and report the current status to the home owner.
The homeowner is included in any decisions involving cost and changes affecting the project.
